This 3 bedroom farmhouse is set on a hill top with panoramic views over farmland, and has been fully restored to make a luxurious modern holiday home. The setting is entirely rural (and very quiet), a 15 minute walk to the pretty local village (with tennis court and cafe) and only 10km from the town of Condom with its beautiful port on the River Baise, riverside park, and fine Cathederal. There is much to see and do locally, and day trips to Biarritz or Bordeaux are easily possible. The area has many hiking trails, and horse riding is available locally, as is canoeing. The garden is suitable for young children. There is a swimming pool (which is fenced for safety), an outside eating area and offroad parking.

The area
Maison Dehes is situated in the northern Gers, a part of the Midi-Pyrenees region, and near the border with Aquitaine. This is a very rural farming area which has consequently remained unspoiled, though an increasing number of English people are now holidaying and settling in the locality. The landscape is rolling hills, and gentle river valleys. Spring is earlier than in the UK, and May is ideal for walking, cycling or horse riding. June onwards is typical South of France hot and sunny, until the end of September when the weather can become somewhat uncertain.

Outside the house
This is a very pretty stone built farmhouse with traditional blue wooden shutters. It is set in approx 1.5 acres of grounds, from which there are stunning views across the valley of the Auvignon to the bastide village of Gazaupouy. There is one other property on the hilltop:- a medieval fortified tower which is hidden behind a belt of trees. The house has its own modern swimming pool, with stone and pantiled pool house, and a well- head. Both pool and well are security gated for safety. Pool loungers are provided. The garden is largely grass. Immediately outside the house is a patio area with a pergola over. There are a table and chairs, and a BBQ. Vehicle access is from a quiet country lane through double iron gates at the rear of the property, with a large off-road gravel parking area. Both the parking area and the garden can be lit at night.

Inside the house - Downstairs
Walk in through the blue painted front door and you are in a hallway with ceramic floor- tiles, and a wooden staircase leading to the first floor. On your left is a large double bedroom with a king size bed, en-suite bathroom, and walk-in wardrobe/dressing room. On your right is an inner hall which leads to the sitting room with two large settees, coffee table and open fireplace. Beyond is the family/dining room. Converted from the wine storage building, this is a bright, airy space with exposed trusses and double doors onto the patio. There is a large dining table, satellite TV/DVD/VCR, and a display unit. Divided from the dining area by a counter top is the kitchen, which has a range of wall and floor cupboards, electric fan oven, gas hob, dishwasher and sink. There is a utility room adjacent with a large fridge/freezer, and a washing machine. Above the kitchen, with access by wooden staircase from the dining room, is a mezzanine floor with a double bed settee.

Inside the house - Upstairs
From the front door walk up the wooden stairs, past the half landing with floor lamp and then there are two large bedrooms to the right and left. One room has a king sized bed, the other has two single beds. Both rooms have fantastic views, an en-suite bathroom, and a walk in wardrobe/dressing room. Upstairs floors are all polished wood.

Inside the house -General
The house is decorated in modern colours, and is lit with low voltage halogens (softer illumination table lamps are also provided). Furniture is modern, and of good quality - mostly more expensive IKEA items. The beds have coil-spung mattresses and continental quilts. The house has central heating, and is double glazed so it can be used in the winter. The pool can also be heated, which may be needed spring and autumn. In the summer the house can be made cool and shady with the windows open and shutters closed, and there is plenty of shade in the garden.
